1927 Spanish townhouse

New addition and re-stucco. Just like 1927 again.
New addition on the back.
The old walls have a droopy bag stipple.
Our new texture matches on the money. The finish coat material is white portland cement, lime and white sand.
Old window sills were cast cement made on the job.
We made real cement stucco sills to match. Note the Top has a steep angle
for good water run off.
The front of the house needed recoating. Here the old painted stucco is chipped up
to prepare for resurfacing.
Our basecoat for recoating is cement and coarse sand mixed with an acrylic bonding admixture. The surface is nice and rough for a good bond for the finish.
Plaster ceiling

Scaffold for a plaster ceiling is completely planked off.
We painted the drywall ceiling with plaster weld. The drywall ceiling
had nasty looking joints that stuck out and looked humpy and bumpy.
We put on veneer plaster basecoat and evened out the butt joints.
Finished plaster ceiling is troweled shiny and smooth.
Stucco replaced in Georgetown ,

We replaced the stucco on this 1860 townhouse.
The original house was wood clapboard siding. The metal lath and stucco was put on after 1930.
We found a lot of rot where two additions were added. The original 1860 framing was still in good shape.
We have a good solution for this. The old lime and sand mortar had washed completely out of the brick foundation.
Plastic curtain prevents mortar from splattering next door.
Finish coat is white portland cement, white lime, and white sand.
It hurts me to see historic houses bastardized with synthetic finishes.

Rocks are 3/8" river jacks, just like the original.

Loose areas repaired. Patches match on the money.
