Old stucco had sloppy patches but never had been painted.

EIFS rots another house
Woodbridge, Virginia
Typical of EIFS, this door jamb had completely rotted out on this 19 year old house.
Framing had rotted badly, including the lam beam supporting the house.
We finished the repairs with no styrofoam, but cement mortar and a synthetic finish. You can't tell.
You may have seen the garage side we repaired last summer.
Water ran freely down the window into the wall. EIFS was already pulling away from the house.
Gap over the door was caulked shut, deflecting water into the door jamb.
The metal wrap was also a water funnel.

Finished house is like new.

Stucco is replaced on the dormer with new flashing.
Stucco patches for new flashing
The Plains Virginia
A new roof required new flashing. The stucco was cut back so the flashing could go under the stucco, not over the stucco.
Every roof line on this Spanish house was patched.
The edges had been patched before, but the flashing over the stucco leaked.
