Synthetic stucco has a rubbery paint with plastic "sand" as a finish coat. Over all thickness is about 3/8"- half of the standard thickness for stucco. The portland cement association defines the thickness for stucco as 5/8" - 7/8". Click here. This should read minimum thickness. The base coat here is 1/4" thick. The thickness is defined using a metal casing bead 1/4" thick, as opposed to the 3/4" casing we use. |

| Photographic proof that the acrylic (fake) finish traps water behind the wall. This is the same finish material used on EIFS that trapped water on EIFS applications. Some call this system "hardcoat", it is a lower skilled and cheaper substitute for stucco. Portland cement stucco is porous and less likely to trap water. |
Lack of flashing causes leak on this chimney. Water is
trapped by this
water proof finish which can rot anything underneath. This is the old
Western
One Coat "stucco" that was used heavily out west several years ago and
became notorious for leaks. Band on right is foam EIFS. Pulte homes was sued in Florida for leaks in new houses using this acrylic "stucco". |

| EIFS QUOINS ! That's not what the letter says. Toll Brothers
lost its
lawsuit that made them tear off the EIFS on over 140 houses in Northern
Virginia on the grounds of fraud. Toll Bros. claimed in their
advertising
that these house had "stucco details" when there was no stucco at all,
but EIFS details. The houses were replaced with synthetic stucco like
this,
and guess what, more EIFS details ! |
EIFS around doors. Also note no flashing over doors. Wood is
soft and
paint is peeling prematurely. About 2 dollars to put flashing over
these
doors would have solved this problem.
The letter claims there is no EIFS on this house. |
